Rehabilitation Centre - Psychiatric Clinic in Schwerin
The psychiatric clinic in Schwerin (turn of the century) housed an outpatients department where up to the start of the 90's only necessary maintenance measures had been instigated. After the fall of the Berlin Wall, the building was to be brought up to western standards with the minimum expense, which included change of building use. Being already at the planning stage, SCHOMBURG was asked for help on eliminating dampness in the cellar and faced with the task of drying the rooms to such an extent that they could be used as high quality areas. Determining the building deficiencies and damage after wall and floor surfaces were uncovered resulted in the following picture:
Floor: Brick footing on sand bedding.
Wall: Stone walling in contact with the ground with brickwork above.
Ceiling: Barrel vault on clay brick masonry
Horizontal waterproofing: Above the stone walling consisting of bituminous paper, which was defective.
Foundation block:
Stone walling not watertight, rendered brickwork cladded with natural stone. Extensive render damage caused by rising damp and by leaky roof drainage systems (drainpipes, gutters). All the brickwork and render was saturated and furthermore there were salt crystals on the render surface. Mortar and brick samples were taken in order to determine the concentration of the salts in the laboratory.
The result: salts damaging to construction, chlorides, sulphates and nitrates at extremely high levels. Further data was gathered and a refurbishment proposal was compiled:
Interior wall:
Complete removal of plaster from the ceiling down, removal of old floor covering and excavation of the sand bed; construction of service ducts and installation of a reinforced concrete slab on the existing sand bed; waterproofing the ducts and the slab with AQUAFIN-2K in order to stop capillary rising damp; construction of an unbonded screed with parquet flooring.
Wall surfaces:
It was necessary to chisel out the joints approx. 3 - 4 cm deep, because they had transported moisture. Repointing was carried out with THERMOPAL-SR22 renovation render. A subsequent damp proof course was constructed above the stone walling using the bore hole method. The masonry surface areas above the stone walling were treated with ESCO-FLUAT as a salt-conversion measure. Once the salt crystals had been cleany removed whilst dried, a semi-spatterdash coat was applied. As the wall was still drying out it was necessary to apply a 2cm thick refurbishment render which also had the task of storing the still migrating salts without permitting them to exert their crystal pressure. A spray render was applied to the surface. Coloured surface design was carried out with ADICOR-SK, a silicate paint, which does not restrict the wall`s vapour permeability.
Exterior:
The brickwork in contact with the ground was exposed and cleaned and a reinforced concrete shell, sealed from the outside with AQUAFIN-2K, was precast. Then a water resistant perimeter insulation followed. Footing surfaces above the ground were prepared with the same renovation render THERMOPAL-SR22 as the interior. Finally joints were repointed and a final impregnation against driving rain was applied with ASOLIN-WS.
X-ray equipment, therapy rooms and companies providing service were established following completion of refurbishment.
